Keep Your Air Conditioning Functioning Properly

Make sure not to spray the electrical wires or any other parts with the foam.

The motors, belts and all other moving parts should be lubricated. If not, friction could occur in the motors that could lead to an increase in the amount of electricity used.

Inspect electric terminals and clean and tighten any loose connections. Loose connections can cause the system to function unsafely and may shorten the life of the major components in the air conditioning unit.

Make sure the thermostat is accurate and working properly. If the thermostat is not working as it should, it could cause damage to the unit. Also, make sure the start and shut off controls are functioning correctly.

For central air units, be sure to clean leaves, dirt and debris from the condenser. This can be easily done with a garden hose or with cleansing foam. If a foam cleanser is used, it is best to rinse the foam with a garden hose after it sits for about 15 minutes. Do not use a forceful stream of water. A gentle stream will be sufficient to clean the coils. Also, make sure there is not any foliage near the outside unit.

Another thing to check yearly on central air units is the refrigerant level. If necessary, the levels should be adjusted. If there is too much or not enough refrigerant, the unit will be less efficient, which could lessen the life of the air conditioner and increase energy costs. In addition, check for leaks in the duct and seal them. Leaks in the duct can also lessen the cooling levels.

The condensate drains on outside air conditioning units should also be checked. Clogged drains will prevent the unit from reducing humidity levels. High levels of humidity can cause an excess of moisture in the house, which could damage the walls and carpets. Clogged condensate drains can also cause extensive water damage and can be a breeding ground for dangerous bacteria, mold and mildew. It is best to hire a professional to unclog the condensate drain.
